Why Don't You Always Get the Rate You See Online?

Banks advertise ‘special’ rates that look competitive. But they come with a condition that isn't always front and centre: you need at least 20% equity or deposit to qualify. Without it, you'll pay more than the rate you saw online. 

Consider a couple buying their first home in South Auckland with a 12% deposit. Online, they're seeing the lowest mortgage rates in NZ starting from around 4.49%. When they apply, the rate they're offered is closer to 5.20%. On an $800,000 home loan, that gap adds thousands of dollars a year.

This is one of the most common things we hear from first home buyers and people looking to refinance. They arrive expecting one number and leave with another.

What are Current Mortgage Rates in New Zealand Right Now?

As at early July 2026, six-month fixed rates across the major banks sit between 4.49% and 4.69%, with one-year fixed rates at around 4.65%. Longer terms are higher, with two-year rates from around 5.19% and three to five-year rates ranging from 5.29% to 5.59%.

Rates are moving. ASB, Kiwibank, and Westpac have all adjusted their pricing recently. Shorter-term rates have nudged up, while some longer-term rates have come down slightly.

Most major bank economists are forecasting an OCR increase, with ANZ and Westpac predicting hikes as early as July 2026. The window to lock in competitive current mortgage interest rates in New Zealand may be shorter than many borrowers think.

Fixed, Floating, or Split: Which Works Best for You?

Fixing your home loan rate gives you certainty and makes budgeting straightforward. The trade-off is flexibility. Exiting a fixed term early usually comes with a break fee.

A floating rate moves with the market and allows extra repayments without penalty, but tends to sit higher than fixed rates. In an environment where rates are expected to rise, staying floating carries real risk.

The approach gaining the most traction among advisers right now is splitting your loan across different terms. One portion fixed for one year, another for two, with a smaller amount floating. 

It's not about predicting the future perfectly, because nobody, not even the banks, can say with certainty where home loan rates are heading over the next twelve months.

Yes, and often more meaningfully than people expect.

Banks negotiate. If a competing lender is offering something sharper, a good adviser uses that to push for a better deal, or moves you to a lender that actually wants your business. Some lenders are currently offering cashback deals worth up to 1% of the loan value for customers who refinance. On a $900,000 mortgage, that's $9,000, which more than covers any switching costs.
